Rosemont–La Petite-Patrie real estate prices, Q3 2026

La Petite-Patrie has no statistics of its own. Centris groups its transactions with Rosemont’s, at the level of the Rosemont–La Petite-Patrie borough. The table therefore covers both neighbourhoods together.

The condo leads this market, with nearly twice as many sales as the plex. In the third quarter, a condo there sold for a median of $563,200. The gap with the island of Montreal median reaches $86,200. It found a buyer in 40 days on average, compared with 67 on the island. Yet there were 37% more condos for sale than a year earlier. Our purchasing power calculator puts your budget in perspective against these prices.

Selling and buying
in La Petite-Patrie

With more units for sale, buyers visit more before signing. Your condo is compared with others in your building and on your street: floor, size, parking, condition of the common areas.

From the start, we gather the documents the buyer will ask for: declaration of co-ownership, meeting minutes, state of the contingency fund, co-ownership certificate and maintenance log. Marketing then begins with photos, video and a Centris listing. The full steps are described on our page on selling a condo or house in Montreal.

Young professionals and families look for schools, parks and shops within walking distance. Your budget takes shape with mortgage pre-approval and financing from our specialized partners. For a condo, we read the co-ownership certificate and check the condo fees. In a new project, we check whether the advertised area is in gross square feet, walls included. Our buyer services continue until the deed is signed.

A broker can no longer defend both the seller and the buyer of the same residential property: dual representation has been prohibited since June 2022, except in cases provided for by law. When you buy, Steve Rouleau represents only you.

The City of Montreal puts the share of tenants in the borough at 70%. This rental demand supports the duplex and triplex market. In the third quarter, a two-to-five-unit building there had a median value of $950,000.

For an owner-occupant, we calculate the share of the mortgage covered by the rents, after taxes and maintenance. We read the leases and the history of rent increases before any promise to purchase. Our duplexes for sale and triplexes for sale in Montreal pages group the active listings.

Areas

La Petite-Patrie and its three areas

The name La Petite-Patrie comes from Claude Jasmin’s novel published in 1972. It became official in 1989, when the borough was created.

Little Italy and the Jean-Talon Market

For the City, Little Italy is a separate neighbourhood within the borough, on both sides of Saint-Laurent Boulevard, between Saint-Zotique and Jean-Talon streets. The Jean-Talon Market, built during the Depression of the 1930s, is its heart. Notre-Dame-de-la-Défense church dates from 1918. Close by, Marconi-Alexandra forms an enclave between the railway, Little Italy, Beaubien and Jean-Talon. Jean-Talon and De Castelnau stations are within walking distance of the market.

Saint-Denis, Beaubien and Plaza Saint-Hubert

The Rosemont and Beaubien stations on the orange line serve this area. To the east, Plaza Saint-Hubert became Montreal’s second commercial street after 1954, behind Sainte-Catherine Street. Cinéma Beaubien, built in 1937, still shows films. The residential streets are lined with duplexes and triplexes with outdoor staircases.

Around Parc du Père-Marquette

Parc du Père-Marquette, on De Bellechasse Street, occupies the former Martineau quarry. It offers a chalet, baseball and soccer fields, a skatepark and a community garden. The La Petite-Patrie library is on De Lorimier Avenue. The Canadian Pacific railway long isolated the neighbourhood. It is crossed notably by the Saint-Laurent, Saint-Denis, Papineau and De Lorimier viaducts.

What is the median price of a condo in La Petite-Patrie?

Centris does not publish prices for La Petite-Patrie alone. For the borough as a whole, the median condo price was $563,200 in the third quarter of 2026. Over twelve months, it stood at $560,475, up 4%. A condo near the Jean-Talon Market and another near Parc du Père-Marquette are not worth the same. Comparable sales on your street give you the right price.

Are La Petite-Patrie and Rosemont the same neighbourhood?

They are two neighbourhoods in the same borough, created under the name Rosemont–La Petite-Patrie in 1989. La Petite-Patrie extends around Saint-Denis and Saint-Hubert streets. Little Italy and Marconi-Alexandra are often included, although the City presents them as separate neighbourhoods. Rosemont extends further east, around the Promenade Masson. Centris figures, for their part, cover the whole borough.

How long does it take to sell a condo in La Petite-Patrie?

According to Centris, a condo sold in 40 days on average in the borough in the third quarter of 2026. On the island of Montreal, it took 67. That time did, however, lengthen by five days in one year. The number of condos for sale also climbed 37%. A well-positioned price and a complete co-ownership file remain your best assets.

Which metro stations serve La Petite-Patrie?

Two orange-line stations are in the neighbourhood: Rosemont, at 420 Rosemont Boulevard, and Beaubien, on De Châteaubriand Avenue. To the north, Jean-Talon and De Castelnau stations are near the Jean-Talon Market. Bus lines also run along the main streets.

Duplex, triplex or condo: what is there in La Petite-Patrie?

The neighbourhood has many duplexes and triplexes, often with outdoor staircases. Several have been divided into condos. There are also small, more recent condo buildings and a few single-family homes. Across the borough, condos account for about six transactions out of ten. Plexes account for about three out of ten.

Can I buy a duplex to live in in La Petite-Patrie?

Yes. The rent from the other unit then helps pay the mortgage. If the unit you want to occupy is rented, repossessing it follows the rules and timelines of the Tribunal administratif du logement. We read the leases before the offer to check what is possible and when. Our guide on the triplex as a first purchase walks through the calculations.

The cost of a broker in La Petite-Patrie

In Québec, the OACIQ issues real estate broker licences, even though people still say real estate agent. No rate is imposed by law: the remuneration is negotiated between the seller and their broker. Its amount, often a percentage of the sale price, is written into the brokerage contract. The seller pays it when the deed is signed, and only if the property finds a buyer.

The buyer signs a buying brokerage contract with their own broker. That broker can be paid, in whole or in part, through the remuneration sharing offered by the seller’s broker. The buying brokerage contract specifies what would remain to be paid. Add the welcome tax and the notary’s fees to your budget.

Does the buyer pay their real estate broker in La Petite-Patrie?

Not always. The buyer signs a buying brokerage contract with their broker. The seller’s broker can offer remuneration sharing that covers this amount in whole or in part. If a gap remains, the buying brokerage contract specifies who covers it. The amount is never set by law: it is negotiated before signing.

How we work in La Petite-Patrie

  1. Meeting and review of recent sales on your street, according to Centris.
  2. Price recommendation, signing of the brokerage contract and marketing schedule.
  3. Complete file: co-ownership documents, leases or certificate of location, as applicable.
  4. Professional photos, video and posting on Centris, Realtor.ca and RE/MAX.
  5. Visits, receipt of promises to purchase and negotiation of conditions.
  6. Support until the notarial deed: inspection, financing, handing over the keys.

For a condo, a co-ownership file that is ready at listing often keeps a promise to purchase from falling through along the way.
