First, LaSalle remains affordable. A house sells for about $100,000 less than the island median. Second, the market has slowed. Sales fell 13% over twelve months, and selling times are longer than on the island as a whole. Finally, the number of properties for sale rose 17% in one year. To compare with other boroughs, see our Montreal real estate prices by neighbourhood.

Our brokerage services
in LaSalle

Here, a condo sells in 61 days on average, compared with 57 on the island. With more properties for sale than a year ago, buyers compare more. A property listed too high from the start stays on the market and often ends up taking price cuts.

We establish the market value of your property based on sales closed in your area rather than on a median. Then we build the marketing plan: professional photos, a 3D virtual tour and 2D floor plan, a presentation video or drone video for some listings, listing on Centris, Realtor.ca and the RE/MAX network, supervised showings. The asking price, the term and the remuneration are written into the brokerage contract.

LaSalle attracts families and first-time buyers who want a house on the island without paying central-neighbourhood prices. The current market gives them room to negotiate: more choice, longer selling times, sellers adjusting their prices.

We start with your mortgage pre-approval, with financing from our specialized partners. Then we compare areas based on your needs: access to the river, the train station, schools. We review the co-ownership documents or the inspection report with you, then negotiate your purchase offer based on recent sales. Our buyer support continues until the signing at the notary’s office.

Since June 10, 2022, dual representation has been prohibited in residential brokerage in Québec, except in cases provided for by law. A broker tied to the seller cannot represent the buyer of the same property. When we represent you, we work only for you.

The plex is the fastest-growing segment in the borough. Its median rose 7% over twelve months. At $894,625, it is nearly level with the island’s. With 188 sales in one year, investors have enough comparables to negotiate on the numbers.

Before every offer, we check the leases, actual rents, rent increase notices and the condition of the building. We cost out the work to plan for, then calculate the net income with you. Our duplexes for sale and triplexes for sale pages list active listings. Our guide “Buying a triplex as a first real estate purchase” walks through the calculation for an owner-occupant.

Areas

LaSalle area by area

In LaSalle, the borough median says nothing about your street. Being close to the river, the train station or a main artery changes the value of two otherwise similar properties.

The riverfront, along LaSalle Boulevard

LaSalle Boulevard follows the St. Lawrence River along the full length of the borough, facing the Lachine Rapids. Parc des Rapides, along the boulevard, faces the Île aux Hérons migratory bird sanctuary. A bike path runs along the water. Properties with a river view, condos and houses alike, are generally in high demand.

The centre, around Newman and Angrignon

Newman Boulevard is the borough’s main commercial artery, with the Carrefour Angrignon shopping centre. Angrignon station, the western terminus of the Green Line, sits just outside the borough line, in Le Sud-Ouest. The area has many plexes and condos, often sought after by buyers who want the metro nearby.

The west, around LaSalle station

LaSalle station, on Highlands Avenue, is served by the exo Candiac line, which runs to Lucien-L’Allier station downtown. The surrounding residential streets, such as Airlie and Highlands, have many houses and plexes. Families find quiet streets, parks and direct train access to downtown.

Frequently asked questionsFAQ: real estate broker in LaSalle

What is the median property price in LaSalle in 2026?

According to Centris, over the twelve months ending June 30, 2026, the median price of a single-family home in LaSalle was $711,250. The median for a condo was $449,250. For a plex of two to five units, it reached $894,625. A property on the riverfront and another near Newman Boulevard do not sell at the same price. That is why we work with comparables from your street.

How long does it take to sell in LaSalle?

According to Centris, a single-family home in LaSalle sold in 51 days on average over twelve months. Condos and plexes took 61 days. On the island of Montreal, selling times were shorter for all three types. The local market is therefore a little slower. A fair price from the day of listing remains the best way to shorten that delay.

Is LaSalle a good neighbourhood to buy in?

For many buyers, yes. A house there costs about $100,000 less than the island median. The borough runs along the river, has many parks and offers commuter train service to downtown. On the other hand, the metro is at the edge of the borough rather than in its centre. The right choice depends on your budget, your commute and the area.

What types of properties are there in LaSalle?

You will find detached and semi-detached single-family homes, duplexes and triplexes, as well as condos, some with a river view. In the borough, condos lead sales (273 over twelve months), ahead of plexes (188) and single-family homes (83). Houses are scarcer, but their supply rose 26% in one year.

Is this a good time to buy in LaSalle?

The figures for the second quarter of 2026 favour buyers. Sales fell 18% compared with the second quarter of 2025, and 13% over twelve months. The number of properties for sale climbed 17%. Selling times are also longer than on the island. Over twelve months, median prices for houses and condos barely moved. No one can predict prices, but this context leaves more room for negotiation than in 2025.

Is LaSalle well served by public transit?

Yes, by bus, by the nearby metro and by commuter train. LaSalle station, on Highlands Avenue, is served by the exo Candiac line, which runs to Lucien-L’Allier station downtown. Angrignon station, the western terminus of the Green Line, is just outside the borough line. Bus routes connect the different areas to the metro.

How much does a real estate broker cost in LaSalle?

In Québec, the broker’s remuneration is not set by law. It is agreed upon in the brokerage contract, most often as a percentage of the sale price. The seller pays it at the notary’s office, usually only if the property sells.

When the seller is represented, part or all of the buyer’s broker’s remuneration may be covered by the remuneration share offered by the seller’s broker. Any amount left for the buyer to pay is clearly set out in the brokerage contract to purchase. Other costs to budget for are the welcome tax, notary fees and the pre-purchase inspection. Our welcome tax calculator gives you an estimate based on your purchase price.

Who pays the real estate broker, the seller or the buyer?

The seller, in most cases. The broker’s remuneration is agreed upon in the seller’s brokerage contract and paid at the notary’s office, usually only if the sale goes through. When the seller is represented, part or all of the buyer’s broker’s remuneration may be covered by the share offered by the seller’s broker. Any amount left for the buyer to pay is clearly set out in the brokerage contract to purchase.
