Three takeaways: a Plateau condo sells for $116,500 more than the island median ($600,000 versus $483,500 in the second quarter). The plex here is the most expensive among the areas for which Centris publishes a median, at $1,136,875 over twelve months, ahead of Saint-Léonard and Ville-Marie. And this segment is accelerating: 50 sales in the second quarter, up 21%, with the average selling time down from 96 to 47 days in one year. On the supply side, active listings jumped 41% for plexes and 18% for condos, giving buyers more choice than in 2025. Even so, in the second quarter a condo still sold in 39 days on average, compared with 53 on the island. Selling your property in Plateau-Mont-Royal
In the second quarter of 2026, a condo on the Plateau sold in 39 days on average and a plex in 47, compared with 53 and 44 days on the island of Montreal. Multiple offers remain common on well-positioned properties. The price you list at in the first week therefore matters a great deal.
We establish the market value of your property based on sales closed in your micro-market, not on a borough median. Then we build the marketing plan: professional photos, a 3D virtual tour and 2D floor plan, a presentation video or drone video for some listings, listing on Centris, Realtor.ca and the RE/MAX network, supervised showings, management of multiple offers. The asking price and the strategy are set out in black and white in the brokerage contract.
Buying on the Plateau: condo or century-old home
The neighbourhood attracts young professionals, families who want to do everything on foot and buyers from elsewhere. Every good property is therefore contested.
We start with mortgage pre-approval and financing with our specialized partners. Then we review with you the co-ownership documents, the certificate of location and the inspection report for the building, often a century old. When it is time to make an offer, we submit a strong one, without paying more than the comparables justify. Our buyer support continues until the signing at the notary’s office.
Since June 10, 2022, dual representation has been prohibited in residential brokerage in Québec, except in cases provided for by law. A broker tied to the seller cannot represent the buyer of the same property. When we represent you, we work only for you.
Investing in a plex in Plateau-Mont-Royal
With 185 plex sales over twelve months and a median of $1,136,875, the Plateau is the most expensive plex market among those for which Centris publishes a median. Volumes are also rising: up 16% over twelve months. Well-located buildings resell quickly, and rental demand is strong.
Before every offer, we check the leases, actual rents, rent increase notices and the condition of the building. We also look at façade work, which the borough regulates. Then we calculate the net income with you. Our duplexes for sale and triplexes for sale pages list active listings. Our guide “Buying a triplex as a first real estate purchase” walks through the calculation for an owner-occupant.

The Plateau-Mont-Royal street by street: three micro-markets
On the Plateau, the borough median says nothing about your street. The micro-market, the condition of the façade and whether there is a backyard create significant gaps between two similar properties.
The heart of the Plateau, around the park
Around Mont-Royal station, Mont-Royal Avenue and Saint-Denis Street are home to the shops, cafés and theatres that made the neighbourhood’s reputation. Parc La Fontaine is its green lung. Residential streets such as Mentana, Chambord, De La Roche and Marie-Anne are lined with duplexes and triplexes with exterior staircases and wooden balconies, along green alleys. Many have been converted into cottages or divided into condos. This is where century-old houses sell for more than a million dollars.
The eastern Plateau, from Fabre to De Lorimier
East of Saint-Denis Street, around Fabre, Papineau and De Lorimier streets, Michel Tremblay’s Plateau keeps its triplexes with exterior staircases and its lively alleys. The shops on Mont-Royal Avenue and Laurier Avenue are a few minutes’ walk away. Families find elementary schools and Parc Laurier with its pool. Investors spot income properties, often a little less expensive than in the heart of the neighbourhood, according to recent sales.
The southwest, from Carré Saint-Louis to Milton-Parc
Between Sherbrooke station, Laval Avenue, Carré Saint-Louis and the Milton-Parc area, Victorian houses with ornate cornices stand alongside condos. These condos are sought after by professionals who work downtown or at McGill University. Jeanne-Mance Park and Mount Royal are within walking distance. Properties here are among the oldest in the neighbourhood, which makes the inspection and a careful reading of the zoning rules all the more important.

What is the median property price on the Plateau in 2026?
Centris publishes its medians for the Le Plateau-Mont-Royal borough, Mile End included. In the second quarter of 2026, the median price was $600,000 for a condo and $1,212,500 for a plex of two to five units. Over twelve months, the median price of a single-family home was $1,437,562. A property near Parc La Fontaine and another in Milton-Parc do not sell at the same price. That is why we work with comparables from your street.
How long does it take to sell in Plateau-Mont-Royal?
In the second quarter of 2026, a condo sold in 39 days on average and a plex in 47 days, according to Centris. On the island of Montreal, the averages were 53 and 44 days. Single-family homes, which are rarer, sold in 46 days on average over twelve months. A well-priced, well-presented property often receives offers from the first showings.
Is the Plateau a good neighbourhood to buy in?
For many buyers, yes. The neighbourhood offers three Orange Line stations, many parks, the shops of Mont-Royal Avenue and Saint-Denis Street, cycling everywhere and sought-after century-old buildings. On the other hand, prices are among the highest on the island, multiple offers are common and older buildings require ongoing maintenance. The right choice depends on your budget, your time horizon and the street.
What types of properties are there on the Plateau?
The neighbourhood has many early 20th-century duplexes and triplexes with exterior staircases, often converted into cottages or condos. You will also find condos in small buildings, a few lofts in former industrial buildings and Victorian houses around Carré Saint-Louis and Laval Avenue. New construction is rare. In the borough, condos lead sales (704 over twelve months), ahead of plexes (185) and single-family homes (77).
What rules govern renovating a property on the Plateau?
The borough regulates work that is visible from the street. Façades, exterior staircases, cornices, doors and windows must comply with the zoning by-law and, in several areas, a site planning and architectural integration program (PIIA). Before buying a property to transform, we check with you what the by-law allows at that address. We factor it into the price offered.
How do I win a multiple-offer situation on the Plateau?
By arriving prepared. A mortgage pre-approval in hand, a quickly scheduled inspection and a flexible occupancy date often carry as much weight as the price. We set a ceiling with you based on comparable sales on the street, not on the emotion of the moment. We draft a clean promise to purchase, with as few conditions as possible without exposing you.
How much does a real estate broker cost on the Plateau?
In Québec, the broker’s remuneration is not set by law. It is agreed upon in the brokerage contract, most often as a percentage of the sale price. The seller pays it at the notary’s office, usually only if the property sells.
When the seller is represented, part or all of the buyer’s broker’s remuneration may be covered by the remuneration share offered by the seller’s broker. Any amount left for the buyer to pay is clearly set out in the brokerage contract to purchase. Other costs for the buyer to budget for are the welcome tax (property transfer duties), notary fees and the pre-purchase inspection. Our welcome tax calculator gives you an estimate for a $600,000 condo or a $1.2 million plex.
Who pays the real estate broker, the seller or the buyer?
The seller, in most cases. The broker’s remuneration is agreed upon in the seller’s brokerage contract and paid at the notary’s office, usually only if the sale goes through. When the seller is represented, part or all of the buyer’s broker’s remuneration may be covered by the share offered by the seller’s broker. Any amount left for the buyer to pay is clearly set out in the brokerage contract to purchase. The rate or amount is never set by law.
