The main requirements of a Canadian bank for financing a property are relatively simple. Property investment is done with a real estate agent's precious advices and suggestions and six important steps must be followed in order to do so.

  • Supply a reference letter from your bank.
  • Open a Canadian bank account.
  • 35% of the value of the property that is sought must be deposited in the above-mentioned bank account.
  • Obtain a residential mortgage loan. Upon acceptance of the offer to purchase, the REMAX agent will submit your file to a mortgage agent who will then obtain the final approval for the financing (estimated time of fifteen days for approval).
  • Perform an inspection of the property. This is highly recommended.
  • Signature of the notarized documents. After fulfilling all of the implied conditions as well as obtaining insurance for the property, the last step is to sign the documents in front of a notary.
